I've got a feeling this is going to be the site of a lot of photography for me over the next few years so I'm giving it it's own thread.

So as I mentioned over in the Coronavirus thread my girlfriend and I have been working on opening a bar/restaurant/dance studio/function space. The virus and Australia's new Hermit Kingdom Status made shooting my porno impossible so our energies got diverted into this instead.

We got the lease on a property that had hosted the same business for the last 30 years. A cheese cafe that had become a Melbourne landmark. They got kicked out when they couldn't pay their rent leaving everything behind- including their books which show a 3 million dollar debt so no wonder they got kicked out.

We had just under two months to turn this 800 square metre space into what we wanted it to be. It started looking like this:

The big cheese room on the side was a massive hassle. It was a fully refridgerated room with horribly heavy thick metal walls and a cooling system that ran right up through the building and out the ceiling. Worse the cooling system had destroyed the floors as well. We got in a few Big Men with Big Tools and a few days later it looked like this:

So now we have a stage. Doesn't look like much right now but in a few days time there will be diners in here.

A white wall definitely doesn't fit our aesthetic so the decision was made to remove the paint from it. BIG mistake. This walls been here for 140 years and in that time it's been given a lot of coats of paint and, annoyingly, even a few layers of wallpaper. Various methods have been tried but in the end we've found that really the only way to get through it is to get in there with a scrpaer and chisel it out bit by bit. I've spent maybe 6 hours on it myself. Fortunately we have tons of volunteers coming into help out. Most days the venue looks like this:

Upstairs things are going faster. Reception loks pretty schmick in a tacky, home made, glamour sort of way.

It's being done into a horribly tasteless all pink room that we're calling the Mansfield Room. I think when it's done it will be the kind of place Jayne would have been comfortable in.

Remember when I said the previous owners got locked out and so left everything behind? Well this is the room that that really starts to tell. At first we thought it was a boon. We'll sell the furniture and the 6 foot tall safe and make some dollars to help cover some costs. No dice. Turns out no one wants a huge amount of 90s furniture. People do want the safe but no one wants to arrange to have it removed from the second floor a building.

Do you know how much it costs to get a 6 foot tall safe down a flight of stairs? Bear in mind it weighs a literal shitton. $2000! Haven't done that yet. I do wonder how they fuck they got it up there.... And why? Turns out there's not much point to a safe. One of our volunteers cracked it in 5 minutes. There was $400 inside. Yesterday I supervised the removal of the furniture. Another $1600. This shit is definitely not cheap.

Which is stressful. We got knocked back for our bank loan- after we were committed to the project- for the stupidest reason imaginable. They said that they could only calculate our potential earnings based on our past income. On the other hand our costs would all be based on our new costs. Our point, we're opening an all new restaurant and bar and performance venue. We expect that might just add to the gross incomings. Didn't compute. So the whole thing is being done on the smell of an oily rag.

We haven't done anything with this yet. We already have a commercial kitchen upstairs so this just sits down there being weird and creepy. it's a maze down there with electrical cabling and circuit boards everywhere. We've had an electrician down there for weeks and we're still only beginning to piece it together. It's intimidating stuff. Big circuit boards with danger signs wrapped round them and we have no idea what they do.

But it's coming together, and we open on Friday so it's going to have to all get done. Last week for the first time I walked out the back and had a view of the place from the rear. It was a lightbulb moment for me. No fucking wonder it's so much. Look at the fucking size of it.

Wow, good luck. I saw your posts in the Covid thread but these pictures really do demonstrate the scale of this undertaking. It's quite a massive project!

This thought had occured.

Downstairs is really calling out for me to write some kind of tortureporn horror movie. I dig it. I also dig how camera phones treat these kind of low light enviroments. Only got an exit sign to light your scene? Samsungs got your back.

We have however done a very soft opening for drinkers. There's still plastic on the windows. There's not one ounce of decoration on the walls or on the bar. But people are getting drunk. So that's something.

Indeed. Having done 7 months of hard don't-leave-yer-house lockdown it felt surreal the first time out. Once you get a couple drinks in you though you soon forget that feeling of abnormality.

Glad you're at least getting some customers already!

The real opening is not till Friday week. On these nights we were just letting some of our students roam to test our Point Of Sales systems (such an unfortunate acronym for those) and bar staff. Odd finding that hadn't occurred to us till tested, the drinks racks are high enough that short barstaff are completely fucking useless to us.

Well, we finally opened this weekend. I say finally because it feels like that but in reality it was just 7 weeks from the time we took the keys to when we got the doors open. A bunch of that time we lost to the holiday season. The bar is still a long way from finished but it's good enough for punters.

We ran it super fine. Over the last we week we had people working in there almost 24 hours a day. About midnight the night before I was removing the tops off tables and replacing them with ones I'd been up late painting the night before.

We finally passed Health Inspection at 8 am that morning and so we had a working kitchen.

Those sort of precautions had to extend all the way to the stage. Whenever my girl wanted to get off the stage to wander around the crowd a kitten had to apply a mask.

The show was awesome. A lot of people in the crowd had worked on the venue so there was a rare kind of energy in the room that definitely made its way to the stage.

My mission for the night was just not to get completely fucking wasted as I knew I'd have to be on a 6am train back to the country in the morning and then be back in the evening to do it all again. I totally failed in this mission.

Absolutely shattered and exhausted by the whole experience right now. It was a rare kind of high but also draining in a way that I think I've only experienced on really long film making days. This photo of my girl kind of sums up the sensation. Yes she in full costume and make up and putting on a show but the exhaustion is hyper obvious.

This was an endurnace test. I got to bed sometime between 2 and 3 am on the Friday and then needed to be up to be on the 6am train in the morning to get back to the country to look after my brother. Managed that, though I suspect that I was still quite drunk, spent the full day looking after my brother and then literally ran for the train to get me back to the city in time to do the tech and take the photos for the second night.

I set new records for my ratio for out of focus to in focus shots. Fortunately for a show like this I don't owe anybody any shots, they're more just a courtesy. For some reason at the venue I have a ton of light. I'm used to shooting wide open by default at all venues and have been too knackered to reevaluate even when my shutter speed was getting to 1/840. Realising, now I've had a moment to think, that I can close off the lens and actually have some depth of field while I'm shooting. Like I say it's obvious but it always been necessary to shoot that way so it's taking some readjustment.

Meanwhile other rooms continue to come along. Our shop looks alright considering it's the least important room in the building.

My Sunday morning was the same routine of late to bed early to the train and it's taken till now, Wednesday, that I vaguely feel like a human again. I'm getting too old for this shit, as they say, though to be honest I've never been one to string big nights together. Not sure if it's something you get used to.

Oh man this things a roller coaster. Just got an email from the building manager that simply reads "Dear Tenant [we've met this man multiple times at this point] please see attached files novices.' Attached invoices demand payment, in one week's time, for $30,000 of landlords insurance. The disclosure agreement we signed with the lease estimated $8000 of landlords insurance annually which we expected to pay for over the course of the year. $30k.... Fuck! That's enought to take us out. Lawyers engaged.

Its not the installments so much as the thirty thousand dollarness of it. To get a bill like that, out of nowhere, that's four times the estimate of the cost is ridiculous. Particularly when we're just setting up. As I say though, one for the lawyer's and will be trying hard not to think about it myself.

He really, really should. Bridge Road where we are is just outside the CBD and it's the most dead strip in the city. It used to host all the factory outlets and restaurants and cafes grew up around that feeding off the FO businesses. The factory outlet business model got killed by the internet 10 years ago. The street never recovered. To this day I'd 60% of businesses along the strip are empty. More are closing all the time and noone new wants the leases. The building we took had been empty for 3 years after being tenanted for 30 with no vacancies. As the largest on the strip it is, for just about any other business, the least viable premise around. We expected to be welcomed with open arms and instead it's been adversarial from day one.

Small tapas style dishes. Its mostly vegetarian as we don't eat meat and pretty everyone who's interested in burlesque seems to be full vegan these days. I actually haven't really eaten from it yet. We were supposed to go in and have a night as guests last night but a 5 day lockdown got announced at noon.

We did have a tasting with the chef a while back and I got to try a few of the dishes and it seemed to me to be excellent. Im not exactly a foodie though.

For some reason, croquettes always remind me of that Hemingway story, 'The Killers', and the two hoods who rock up at George's diner and mock him by asking for croquettes and other fancy dishes :D

I think so. Those are Australian dollars so take off 25-30% for the US equivalent. Probably we're a bit cheap but plenty of time to look at that as we go.

Tough, tough week for the business. The doors closed for one week for the pandemic. Then we come down sick restricting the amount of work we can do when we're snowed under. We're getting hammered by landlords and council at present. We expected to be made very welcome by both. Landlord because we give them money and council because we're trying to revive a dead corner of the neighbourhood. Both have decided that we're a strip club and a potential source of major issues. Trying to explain to both that this is an Arts space. A home for outcasts and wierdos. Not a house to chug beer for punters after a day at the football. It's an uphill battle.

I missed Fridays show through disease but it was something to get in on Saturday and see it doing it's thing. Spent all week hating the place for the trouble it's bringing so to get in and see people having fun all was forgiven. Well some was forgiven.

That ones Strawbs on stage. 15 years ago she gave my girl her first gig on stage so getting her on was a necessary rite. Realised halfway through her act that we'd left the windows open and there was a gathering crowd of drunken local yobs glued to the window making obscene gestures. We have no security at present. For a terrible moment it looked like I was going to have to drag my very unintimidating 5 foot 8 frame to the door to shoo them away. Fortunately when Strawbs left the stage so did they.

Council did at least deign to let us have tables on the street. As soon as there's a break the old part of the crowd rushes to them.

I once again managed to totally fuck up shooting the night. My D850 was locked into a focus mode that I couldn't work with and I'm too camera illiterate to know how to change it so I wound up have to work on my back up camera which was annoyingly slow to focus. So every shot I got that's in focus is a keeper.

Jesus. Good luck with it all. Trying to talk to regular folk about art is like pulling teeth. I've stopped telling most people what I do for a living because their response invariably leads to them exclaiming, "You should be a tattoo artist" or "You should paint faces for kids parties" or "You should do caricatures at the State Fair!" Because every single person is an inbred redneck and and that is the extent of their art knowledge.

sigh.

I can only imagine what trying to talk to rubes about an art venue could be like. Tell them it's an art spot where you can come and get your kid's faces painted by a caricature artist while being tattooed. Art.

My cousin and her husband were hoping to go to Melbourne this year to visit his brother (who has been refused entry into the UK for reasons I shouldn't go into), but that's not going to happen for a while now. Shame, I was going to get them to check it out, it definitely looks like their sort of thing.

No good! I can't see Australia letting any non-Kiwi foriegners in for a long time at this point. Apparently even if people are vaccinated we will still be maintaining our Hermit Kingdom status.

It is hard to get people who haven't seen it before to understand the concept of burlesque. Most seem to see it as what it was originally, a way to get around nudity laws while still having women undressing on stage. I get a lot of dubious looks when I telll people that it's for a primarily female audience.

I have an idealised vision of it in a years time in my head. If we survive that long it will definitely be worth it.

Got a fluff piece in the paper. It's the Murdoch rag and they misspelled Pigalle and called Maison Burlesque "La Maison Burlesque" and they totally failed to mention me but, hey, it's still a good fluffing. Though it's from the hated Murdochs it is the most read paper in these parts so I guess one can't be too choosy. The quote at the end cracks me up. Poppy is a filthy mouthed realist. There is no way in the world she said that and used a word like sumptious. Still it's a good enough line I guess.

The thing about this business that is terrifying- wake up in middle of the night, stomach clenched, shit your pants scary- is the turnover. I've always been kind of been hand to mouth when it comes to finances. I think up until I was 35 I never had as much as $5k in my bank account. It's probably why shoving all my money into this venture was so easy. I'm used to seeing zero in my account.

What I'm not used to is seeing huge amounts of money come in and go out at dizzying speed. One day you look at the accounts and theres $10k in there. Check them shortly after and there's $32k. The day after that there's $4k. The swings are fucking terrifying. It has its upside because it shows we're running a business that can make real money. But I also know that if it turns properly against us there's no way to make up the shortfall. The numbers are just too high and money can disappear into a black hole in this thing in way that can't be repaid by the like of us. It's definitely enough to keep one awake at night particularly now there's plenty of peoples jobs on line, a VISA application for our chef and all sorts of people relying on us.

On the other hand we have so far been sold out for every night. We're not open enough yet for that to really pay itself back but at least there appears to be a market for us out there. There was no quarantee of that going in.

Still fighting the good fight on this place. Negotiations on the $23,000 insurance bill broke down and now we have a hearing in 6 weeks or so. Our agent is a real pig fucker but I think we will win this one. Just got to channel some Cary Grant karma.

Currently we've only been open as a restaurant on Fridays and Saturdays because we've needed the bar space to double as a dance studio during the week. This week though the second dance studio gets renovated and from next week we're open Monday to Saturday. Get to see if it works as a resaurant... How many people want largely vegan tapas? Hard to say but Melbourne is a very hipster city. I have hopes.

We never did find a reasonable solution to get the safe out of the second studio... There's only one company in the state who will touch it and they want $4k up front and would be drilling holes in floors and walls to get it out. Apparentlky OHS laws were very different when it was moved in. In the end we figured fuck it. It stays. We'll paint it gold and pretend it's a piece of interior decoration.

I think we're starting to make this place make sense though. The Fear is still very real. We don't pay rent yet but those monthly $16k bills are waiting in the wings. But I look back over the last month and see that we've paid out $30k in renovations over this month in addition to regular expenses and still, basically, broken even so I figure we'll be in reasonable shape to face those bills when they come. Just got to hope the public stays interested.

Great photos as always, Dom. Especially the second and fourth one. Glad to here things are working out after all the hard work you and your crew put into it. It looks like a real fun place!
